Below you will find tour descriptions as well as some of the guidelines to follow for each tour, plus rules that must be followed for each type of tour or investigation.

PUBLIC PARANORMAL GUIDED TOURS $25 per person:
(This cost does include the Eventbrite scheduling fee.)
Approximately 1 ½ – 2 hours in length. An introduction to Waverly Hills. Walkthrough the building with a knowledgeable tour guide. We strongly suggest no one under the age of 13 and no one under the age of 10 years old will be permitted as these tours do contain adult content that we feel may not be appropriate for small children. An adult must accompany anyone under the age of 18 at all times.
PUBLIC HISTORICAL GUIDED TOURS $25 per person:

Approximately 1 ½ – 2 hours in length. Delve into the history of Waverly Hills. Walkthrough the building with a knowledgeable tour guide. Although paranormal questions will be answered, this tour focuses more on the historical significance of Waverly Hills. No one under the age of 10 permitted. An adult must accompany anyone under the age of 18 at all times.
PRIVATE GUIDED TOURS ($25.00 per person):
Consist of a minimum of 25 paid guest to schedule a PRIVATE guided tour. We suggest no one under the age of 13 years old. No one under the age of 10 years old permitted on a private guided tour.
PUBLIC 6 HOUR INVESTIGATIONS $75 per person:

There will be a guide present, but they will not be with you during the entire event, they will be roaming around from group to group. Guests are free to walk around on the assigned floor until they are moved to the next area by the staff investigator. You will be given an allotted time to investigate each area of the building. Excluding any areas where the public is not permitted. ABSOLUTELY NO ONE UNDER 18 YEARS OLD ARE PERMITTED ON THE PUBLIC INVESTIGATIONS. ID REQUIRED!
PRIVATE 8-HOUR INVESTIGATIONS $100 per person:
(This cost does include the Eventbrite scheduling fee.)
There will be a guide present & here for you if needed. Guests are free to walk around & investigate the building within the time allotted. Excluding any areas where the public is not permitted. We will include only guests in your party. (MINIMUM OF 10-PAID GUEST FOR THE 8 HOUR PRIVATE INVESTIGATION) Any additional guests over ten (10) are $100.00 per guest. No one under the age of 13 years old permitted. Anyone under 18 must be accompanied by a responsible adult at all times.
PHOTOGRAPHY TOURS: NOT AVAILABLE AT THIS TIME.

PRIVATE INVESTIGATION WITH ACCOMMODATIONS
The same rules stated here for Private Investigation apply, with the following addition:
“Accommodations” consists of an original historic building to Waverly Hills, that has been renovated to allow for the stay of investigators after their overnight. It is NOT a hotel room and is not presented as such. It does include two large rooms with elevated sleeping surfaces for use with your own bedding (A sleeping bag, blanket, pillow & any personal items you may need. The area is climate controlled and has electricity, running water, restrooms, and showers.
Upon arriving, you will be guided to the building and allowed to store your belongings. The investigation/overnight begins thereafter. After the investigation is finished, you will have use of the building, restrooms, and showers provided. Must be checked out by 12 noon ET.
*** IMPORTANT *** Once arriving at Waverly Hills on your Investigation With Accommodations, the property will be locked, and guests are expected to stay on the property until checkout time. Our security staff is there to help ensure that your time at Waverly is uninterrupted, but we are not staffed to allow for the coming and going from the property for the duration of your Investigation With Accommodations. Please ensure to bring everything you will need with you when you come. You will need a sleeping bag or blankets, pillows, towels, and any personals you may need.
GENERAL RULES
ADVANCE PAID RESERVATIONS REQUIRED FOR ALL TYPES OF TOURS & INVESTIGATIONS.
Tours at Waverly Hills Sanatorium can be very strenuous for those who find it difficult to climb stairs, suffer from breathing issues or other health issues. While in the building, there are no conveniences (heat, air-conditioning, elevators, working lights, etc.). Although everyone is welcome, if you need help going up and down stairs or walking, hearing, or seeing, please have someone scheduled to come with you to help you on your tour.
By booking your tour with this site, you are solely responsible for understanding and following these rules and regulations. BE SURE to understand age restrictions as there will be NO REFUNDS, and guests will not be permitted to enter if they do not qualify for the age restrictions. NO EXCEPTIONS!
There are NO WORKING RESTROOMS inside of the Waverly Hills. Everyone will be given the opportunity to use the restroom facilities located within the “Old Laundry-Room,” which is the WELCOME CENTER, where you sign in when you arrive. Only Paranormal Investigations will have access to restrooms during your investigations. The welcome center/safe room where the restrooms are located will be locked. You will need to get with your guide to bring you to the restrooms.

The staff here at Waverly Hills are here in order to ensure you enjoy your visit with us at Waverly Hills. Please be respectful. Do NOT leave trash or other messes, assuming that someone will just clean it up. Throw your trash away in the proper receptacles and clean up after yourself.

GUIDED TOUR SPECIFICS
Guided tours are approximately 1 ½ to 2 hours in length. You must have a reservation. No one under the age of 10 permitted. Anyone under 18 must be accompanied by an adult at all times.
THE GUIDED TOUR is an introduction to Waverly Hills, and you will be walking through the building with a knowledgeable tour guide. During a guided tour, you are not allowed to wander away from the tour guide or group. If you wish to explore the building in more detail, there are other options available to schedule. All reservations must be paid, IN FULL, IN ADVANCE, in order to secure your appointment. There are NO REFUNDS for any reason – NO EXCEPTIONS!
Absolutely NO ALCOHOL, DRUGS, and/or WEAPONS of any kind are allowed on the property at any time. NO video recording of any kind using any method (including cell phones) is prohibited on the guided tours. Flashlight and camera use is limited while in the building and on the property. No large spotlights, large, powerful flashlights or headlamps will be permitted. Flash photography is strictly prohibited on the outside of the building during tours after dark. This is to avoid the disruption of other tours being conducted.
There is no food allowed inside the building. Only bottled drinks with lids are allowed inside the building. All must be removed & placed in proper trash receptacles provided.
ALL guests at Waverly Hills MUST adhere to all of the rules and regulations while on the property and all requests and instructions given by the guide. When you arrive, please follow all instructions given to you by the person checking you in at the gate.
4 – 6 AND 8 HOUR PARANORMAL INVESTIGATION SPECIFICS
For a PRIVATE 4 HOUR INVESTIGATION: A minimum of 20 paid guests required at $50.00 per guest. Any over the 20 are $50.00 per guest. We do not have the 4-hour private paranormal investigations online for scheduling. If you wish to schedule a 4-hour private investigation with a minimum of 20 paid guests, you will need to call the reservation office for availability to schedule.
For a PRIVATE 8 HOUR INVESTIGATION: A minimum of 10 paid guests at $100.00 per guest. Any over the 10 are $100.00 per guest. + Eventbrite scheduling fee. approximately $106 per guest minimum of 10
On a PRIVATE 4 OR 8-HOUR INVESTIGATION: (SUNDAY-THURSDAY) NO ONE UNDER THE AGE OF 18 PERMITTED WITHOUT AN ADULT AT ALL TIMES.
These are not guided tours. These are Paranormal Investigations. Guests are free to walk around & investigate. Excluding any areas where the public is not allowed.
On a PUBLIC 6 HOUR INVESTIGATION: On Fridays and Saturdays, we schedule the 6-hour PUBLIC Paranormal Investigations after our guided tours have ended for that evening. The cost is $75.00 per guest. + Eventbrite scheduling fee. Approximately $80 per guest.
ON A PUBLIC INVESTIGATION ABSOLUTELY NO ONE UNDER THE AGE OF 18 YEARS OLD PERMITTED ID REQUIRED.
These are not guided tours. These are Paranormal Investigations. Guests are free to walk around & investigate each area they are taken to by a guide. The guide will move each group to different areas throughout the night until you have been able to investigate each area allowed. EXCLUDING any areas where the public is not allowed. Staff members will be available on-site to answer questions and address any issues. YOU DO HAVE ACCESS TO RESTROOMS DURING YOUR INVESTIGATION.
ABSOLUTELY NO disrespectful evoking or provocation is ever allowed for any reason.
ABSOLUTELY NO séance’s to be conducted or Ouija boards or anything of the sort, to be used on the property or in the building ever for any reason. NO EXCEPTIONS!
If you plan to set-up and use any cameras or other paranormal detection equipment, set-up and wrap-up time must be factored into the scheduled time allotted for your reservation. You MUST exit the building, and leave Waverly Hills on time, at the end of your session. NO EXCEPTIONS! NO DRONES ALLOWED!
ABSOLUTELY NO ALCOHOL, DRUGS, and/or WEAPONS of any kind are allowed on the property at any time. Coolers or any carry-in containers are subject to inspection by staff. There are NO REFUNDS for any reason-NO EXCEPTIONS.

Everyone that schedules a tour or an investigation & that enters on, Waverly Hills property agrees & signs a waiver stating that all video/audio/photos any media captured at Waverly Hills, belongs to Waverly Hills & or its owners. No one can use or sell any of the above for any reason. (Personal use only/Not for personal gain in any way). You also agree not to use or portray Waverly Hills in any negative way. You also agree that at any time your image or your likeness, your voice, your words, could be captured while on said property & Waverly Hills has your permission to use your image or likeness, your voice, your words, in any way they see fit without your permission or any kind of compensation. You also agree that you do not hold & you release Waverly Hills/Waverly Hills Historical Society Inc., or it’s owners, operators, employees, volunteers, family, guests, and or acquaintances of any liability of any kind whatsoever. This includes any damages or injury to yourself and or your personal property. You accept all responsibility for yourself, your actions & or anyone you have brought on to the said property, meaning Waverly Hills with you. You agree to any and all rules & or regulations mentioned while on Waverly Hills property. You agree that you have read & fully understand. This includes past, present & future visits on Waverly Hills property.
